Between 2020 and 2022, Wichita experienced an unusually strong housing boom. Home prices surged as buyers rushed into the market while inventory stayed extremely limited.

That type of double-digit growth was extraordinary, but it was also temporary.

And that’s exactly what Wichita is doing now.

Today’s Market: Slower, But Still Strong

Instead of explosive price jumps, Wichita is now seeing steady, healthy appreciation.

Home values are still rising because housing supply remains tight and demand remains strong.

At the same time, homes are still selling relatively quickly — typically going pending in about 32 days on average.

That’s not a weak market.
That’s a stable one.

Inventory Is Rising — And That’s a Good Thing

During the pandemic, Wichita had almost no homes available for sale.

Today, inventory has improved slightly but remains limited, with around 2.5 months of housing supply, far below the 4–6 months considered a balanced market.

That means sellers still have an advantage — just without the chaos of the bidding-war era.

Why Wichita Remains a Safe Market

One of Wichita’s biggest strengths is affordability compared with the national market.

The median home price in Wichita is about $244,858, significantly lower than the national median of over $428,000.

Because homes remain relatively affordable, buyer demand continues to stay strong — which helps support steady price growth over time.

The Bottom Line for Sellers

The Wichita housing market isn’t crashing.
It’s simply returning to a healthier pace.

Instead of the unpredictable spikes of the pandemic years, we’re seeing steady growth, strong demand, and a more balanced market.

And for sellers, that’s actually a good sign.

A market that grows **consistently — not explosively — is the kind that builds long-term equity and keeps home values strong.
