Selling your home is more than just putting a “For Sale” sign in the yard—it’s a strategic process that can directly impact how quickly your home sells and how much money you walk away with. Over the years, I’ve helped many sellers avoid common pitfalls that can lead to low offers, long days on market, or unnecessary stress.

Here are the 5 most common mistakes I see home sellers make—and what you can do to avoid them.

 


1. Overpricing the Home

It’s tempting to aim high, especially in a hot market, but overpricing can backfire. A home that sits too long can become “stale,” leading buyers to wonder what’s wrong with it—and eventually forcing a price drop.

Avoid it: Price it right the first time. I’ll put my 22 years of experience to use to help you analyze local comps and market trends so your home is priced to attract attention and strong offers from day one.


2. Skipping the Prep Work

Some sellers underestimate the power of presentation. From cluttered rooms to outdated fixtures, small things can turn buyers off or lower perceived value.

Avoid it: Invest a little time (and elbow grease) upfront. Clean, declutter, stage if needed (I provide this service for FREE), and make minor repairs. I’ll guide you on what really matters—and what you can skip.  I even have contractors I can recommend to do the repairs for you!


3. Using Poor Photos (or None at All)

Buyers start their search online. If your listing doesn’t stand out in the scroll, they’ll never schedule a showing—no matter how great your home is in person.

Avoid it: Professional photography is a must. I include it with every listing I market, because great photos help your home shine and generate more interest online.


4. Letting Emotions Run the Show

It’s normal to feel attached to your home. But emotional decisions—like rejecting fair offers or overreacting to feedback—can sabotage the sale.

Avoid it: Trust the process and lean on me for advice. My job is to represent your best financial interests and keep things moving forward with clarity and calm.


5. Going It Alone

Some sellers consider going “For Sale By Owner” to save on commission—but many end up leaving money on the table or getting overwhelmed by the process.
