Top 10 Tips to Prep Your Home for Sale When You’re Downsizing

Selling to downsize is about two wins at once: freeing up space (and stress) and maximizing your net. Here’s a clear, step-by-step game plan to get you market-ready without overwhelm.


1) Set your move goal & timeline first

Pick a target move month and sketch a simple plan: what you’re keeping, what you’ll sell/donate, and where you’re headed (buying, renting, or interim housing). A timeline keeps decisions from piling up later.

Pro move: Book key vendors now (movers, hauler, handyman, cleaner). Summer/fall fill fast.


2) Right-size your belongings (before photos)

Use the 4-box method in every room: keep / donate / sell / discard. Measure furniture against your likely next space so you’re not moving pieces that won’t fit. Aim to remove 25–40% of items—buyers read “bigger, brighter, newer” when rooms are simplified.


3) Handle the easy fixes that spook buyers (don't do ANYTHING until I take a look and let you know which fixes to make!)

Little problems feel big in a showing. Knock out:

  • Patch/paint touch-ups in a light neutral

  • Improvements with dates/costs (roof, HVAC, windows, bath/kitchen)

  • Warranties, manuals, utility averages

  • HOA details, rules, fees (if applicable)

  • Survey or floor plan if you have one
    This packet builds trust and helps you defend value.


7) Know your numbers (and your net)

Ask for a pricing snapshot + estimated net sheet that includes realistic closing costs. If you’re selling a longtime home, discuss the capital gains exclusion with your CPA and how to time proceeds for your next place.
