Buyers don’t shop with clipboards anymore—they shop with thumbs. The first showing happens online, and if your media doesn’t stop the scroll in 1–2 seconds, you lose momentum (and money). Here’s a plain-English blueprint for photos, video, floor plans, and Reels that make your listing the one buyers click, tour, and write on.


The modern media bundle (what actually moves the needle)

  • Pro Photography (horizontal & vertical sets): Bright, consistent lighting, properly composed, with a curated sequence that tells a story.

  • 1–2 Minute Property Video: Smooth walkthrough that highlights flow and lifestyle (not just a slideshow).

  • Vertical Reels/Shorts (9:16): 15–30 second hooks for Instagram, Facebook, and TikTok.

  • Floor Plan (with measurements): Buyers love clarity—expect more qualified showings when a plan is included.

  • Virtual Tour: Great for out-of-town buyers or unique floor plans.

  • Twilight Shot: Exterior at dusk to elevate curb appeal and headline your listing.

Goal: Deliver both horizontal assets (MLS/YouTube/Zillow) and vertical assets (Reels/Stories/Shorts) at the same time so we can launch everywhere in sync.


Media-day shot list (room-by-room)

Exterior

  • Daylight front elevation(s), backyard, patio/deck, garage, street scene.

  • Twilight: front elevation, backyard with landscape/lighting on.

  • Details: house numbers, door hardware, mailbox/porch vignette.

Main Floor

  • Foyer/entry (clean sightline).

  • Living room (corner-to-corner + focal point).

  • Kitchen (wides + appliance/glam details).

  • Dining (table centered, light on).

  • Powder bath (simple, bright).

Private Spaces

  • Primary bedroom (two wide angles + detail).

  • Primary bath (vanity, shower/tub, storage).

  • Secondary beds/baths (1–2 wides each).

Functional & Bonus

  • Laundry/mudroom, office/den, finished basement, storage highlights.

  • Mechanical room only if recently upgraded (furnace, tankless, panel).

Property/Lifestyle

  • Neighborhood amenities (pool, lake, trails).

  • Seasonal features: garden beds, fireplace lit, grill station staged.


Prep checklist (the day before)

  • Windows washed, blinds open, matching warm LED bulbs throughout.

  • Counters clear (1 styled item per surface).

  • Cords hidden, trash/recycling removed, pet items out of sight.

  • Beds hotel-made: crisp white bedding/towels elevate photos instantly.

  • Driveway/sidewalk clear: no cars, no bins.

  • For twilight: all interior/exterior lights on, landscape lights working.


Why floor plans (and sometimes 3D) win

  • Floor plans answer the “Does our furniture fit?” question before the showing.

  • Expect higher quality showings and fewer “it won’t work” cancellations.

  • 3D tours shine for relocations, unique layouts, or luxury listings.


Photography standards that separate great from “fine”

  • True color + consistency: Balanced white balance across rooms.

  • Window management: Use flash/ambient blend or bracketed exposure—blown-out windows cheapen the look.

  • Lens choice: Avoid ultra-wide distortion that misleads on room size.

  • Decluttered composition: No “toilet lid up,” no pet bowls, no cords.


Twilight: when to invest

  • Strong curb appeal, great landscaping, or dramatic exterior lighting? Do it.

  • Use as lead photo on Zillow/MLS and as the thumbnail for video.


Compliance & logistics (so it’s smooth, not stressful)

  • Drone shots (if used) should be by an FAA Part 107 pilot; respect no-fly zones and neighbors’ privacy.

  • Confirm feature accuracy (bed/bath, SF, basement finish) to avoid buyer trust issues.

  • If the home is occupied, plan a 60 minute media window; pets off-site.


Launch plan (maximize the first 72 hours)

Day 0 (Shoot day): Photos, floor plan, video, and verticals captured together.
